You should already know your basic requirements for your new home:
-Viewings
Try and be as flexible with times and days as possible , as lettings is an incredibly fast moving business and when a property comes to the markets things move fast and the property you have seen could be gone within 24 hours. Always view a property with an open mind as something’s might be easy to change, for example a quick chat with us and the landlord could be willing to allow walls to be redecorated and painted. If there are bigger jobs to be done like a new carpet in the living room again a quick request to us and the landlord could be open to the improvements being carried out for the right tenants.
-Referencing
Each prospective tenant (over the age of 18 years) is referenced through Vouch an independent referencing agency. Each tenant intending to live in the property must therefore complete a reference application form. This application form asks for personal information and is used to conduct a Credit Assessment for each applicant. Before an application can be completed we also require identification for each applicant:
The reference/credit checks usually take 1-2 working days to be completed, but this timescale can vary.
-Signing Tenancy Agreements
Once the references have been satisfactorily completed and approved by the Landlord we will be able to offer you a tenancy. We will arrange for you to sign the Tenancy Agreement. This is usually on or before the commencement date of the tenancy. The Tenancy Agreement governs all rents, which is a legal and binding document. You will be committed to paying rent until the end of the agreed term and you could be liable to legal action if you break the terms of the agreement. If your circumstances should change for any reason during your tenancy, it is a good idea to tell your Landlord or In House Property Lettings as soon as possible as we will be able to help out.
-Referencing
-Payment
Before your tenancy begins you will be required to pay the initial rental payment (less any Holding Deposits paid) and deposit. Any money paid must be paid in cleared funds (we cannot accept personal cheques). Usually the easiest and quickest method of payment is via Bank transfer.
-Moving in
Upon moving into the property we will of already carried out an inventory. The inventory will record details of the condition of the property and fixtures, fittings and furnishings this will protect you and the landlord as to the initial condition of the property when the tenancy began. Once the deposit and initial rental payment is made and all paperwork has been completed we meet you at the property and hand you over the keys to you NEW HOME.

Permitted payments
For properties in England, the Tenant Fees Act 2019 means that in addition to rent, lettings agents can only charge tenants (or anyone acting on the tenant's behalf) the following permitted payments
Holding deposits (a maximum of 1 week's rent)
Deposits (a maximum deposit of 5 weeks' rent for annual rent below £50,000, or 6 weeks' rent for annual rental of £50,000 and above)
Payments to change a tenancy agreement eg. change of sharer (capped at £50 or, if higher, any reasonable costs)
Payments associated with early termination of a tenancy (capped at the landlord's loss or the agent's reasonably incurred costs)
Where required, utilities (electricity, gas or other fuel, water, sewerage), communication services "telephone, internet, cable/satellite television), TV licence; Council tax (payable to the billing authority)
Interest payments for the late payment of rent (up to 3% above Bank of England's annual percentage rate)
Reasonable costs for replacement of lost keys or other security devices
Contractual damages in the event of the tenant's default of a tenancy agreement
Any other permitted payments under the Tenant Fees Act 2019 and regulations applicable at the relevant time.
Tenant protection
In addition to publishing relevant fees, lettings agents are also required to publish details of
